So here's the honest, no-fluff answer: real ranges for what most homeowners in this market pay, what actually drives the price up or down, and how to make sure you're getting a fair quote — not just the cheapest one.
Most residential pressure washing jobs in our service area fall into these ranges:

A note on how we price single-service visits: Red Carpet Pro Wash has a $400 base service price for standalone visits. That covers our fully insured crew, professional-grade equipment, and commercial cleaning supplies for the job — the same reason your plumber or HVAC company has one. The good news: bundling two or more services on the same visit is where most homeowners get the best value. A house wash by itself is already above the $400 base price; adding a driveway, deck, or roof clean on the same visit is significantly less than booking either one on its own.
These ranges are for typical single-family homes and standard commercial properties in the Metro East and St. Louis County. Larger estates in areas like Ladue or Clayton, historic homes in Webster Groves, or long driveways in outlying subdivisions can fall above these ranges. Small ranch homes on standard lots can fall below. Every quote we give is customized to your specific property — no cookie-cutter pricing.
Five things move the price up or down. Every reputable pressure washer in the metro is looking at these:
1. Square footage of the surface being cleaned. A 1,200-square-foot ranch house takes a lot less time and product than a 3,500-square-foot two-story with a walk-out basement. Same goes for driveways, patios, and roofs. This is the biggest factor.
2. Surface type. Vinyl siding cleans faster than painted wood trim. Smooth concrete cleans faster than exposed aggregate. Slate roofs need more careful handling than asphalt shingles. Historic brick needs the gentlest touch of all.
3. Access and setup. A house on a flat, open lot with easy driveway access is quicker to service than a two-story with tight side yards, decorative landscaping to protect, and a long hose run.
4. Level of buildup. A home washed every year needs a light refresh. A home that hasn't been cleaned in five years — with green algae, black streaks, and cobwebs everywhere — takes longer and uses more product.
5. Add-ons. Most homeowners bundle services when they book. A house wash and a driveway cleaning done on the same visit almost always costs less than the two priced separately, because we're only mobilizing the truck once.
House washing (also called soft washing when we're cleaning siding, brick, or stucco) is our most common service. In the St. Louis metro's humid summers, algae and mildew build up on the shaded and north-facing walls of nearly every home — especially in tree-covered neighborhoods like Webster Groves, Ladue, Kirkwood, and parts of the Metro East.
Typical ranges by home size:
Small ranch (~1,200 sq ft): $350 – $450
Mid-size two-story (~2,000 – 2,500 sq ft): $600 – $750
Large two-story or two-story with detached garage: $750 – $900+
We use a low-pressure soft wash approach that cleans with the solution, not brute force. That's the right method for vinyl siding, painted wood, stucco, and brick — including the older homes common in South City and Old Webster. Those black streaks running down your roof aren't dirt — they're Gloeocapsa magma, a type of algae that feeds on the limestone filler in asphalt shingles. Left alone, it shortens shingle life. And pressure washing it off is one of the fastest ways to void your shingle warranty.
The right approach is a soft-wash treatment that kills the algae and clears the stains without any high-pressure water. Prices depend on roof size, pitch, and how many stories the home has:
Ranch or single-story: $400 – $800
Two-story: $550 – $800+
Complex roof (multiple pitches, dormers, walk-out): $700 – $900+

Concrete is the surface where you can safely use higher pressure. We use surface cleaners (spinning bar attachments) to leave an even, streak-free finish — none of the "zebra stripes" you get from a wand alone.
Typical driveway pricing (as an add-on to another service — a standalone driveway visit falls under our $400 base service price):
Standard two-car driveway: $100 – $250
Extended or three-car driveway: $300 – $450
Long or estate driveway: $450 – $700+
Add walkways, front steps, garage floor: $30 – $80 per add-on

Wood and composite decks, brick patios, and porches all fall in this range depending on size and material. Wood requires more care than composite (we adjust pressure and technique) and stone patios often need a targeted approach to remove moss between pavers.
Typical range (as an add-on to another service — standalone deck or patio visits fall under our $400 base service price):
Small deck or patio (under 200 sq ft): $100 – $420
Mid-size (200 – 400 sq ft): $420 – $840
Large deck or wraparound patio: $840 – $1000+

Bundling multiple services on the same visit is where you save real money. A common package looks like:
House wash + driveway cleaning: $400 – $950
House wash + driveway + deck: $700 – $1,250
House wash + driveway + roof cleaning: $800 – $1,600
Full exterior package (house + roof + driveway + deck): $1000 – $1,900+
If you're planning to sell your home or you haven't cleaned in a few years, the full package resets the exterior to like-new condition and is usually the best value per square foot.
Commercial work varies too widely to publish ranges honestly. A storefront cleaning is very different from a fleet vehicle wash, a parking lot degreasing, or a dumpster pad. Cheapest isn't always best. A quote that's dramatically lower than others usually means one of three things: they're using improper chemicals, they're not insured, or they're planning to add "surprise" fees at the end.
Here's what a fair quote should include:
Written price for the work described — no vague "starting at" language
Proof of insurance available on request (we carry $1M in general liability and can provide an ACORD certificate)
Clear service agreement so both parties know what's being cleaned and what isn't
Follow-up after the job to make sure you're satisfied
If a quote doesn't have those things, you're taking on risk you don't need to.
Do you charge by square foot or by job? Per job. Every property is different, and pricing per square foot alone misses too many factors (access, buildup, add-ons). We give you a fixed written quote after seeing the property or receiving details and photos.

What's your base service price for a single-service visit? Our base service price for a standalone visit is $400. That covers our fully insured crew, professional-grade equipment, and commercial cleaning supplies for the job. Is soft washing more expensive than pressure washing? No — for the surfaces where soft washing is the right method (siding, brick, roofs), it's priced the same or similar. The difference is the technique, not the price.
How often should I have my house washed? Most homes in the St. Louis metro benefit from a wash every one to two years. Shaded, tree-covered lots and north-facing walls collect algae faster and may need it more often. Homes near the river or in humid low-lying areas also tend to stain sooner.
